How to Pay Your Hyderabad Property Tax Online – A Step-by-Step Guide

Every property owner in Hyderabad must pay annual property tax to the Greater Hyderabad Municipal Corporation (GHMC). Missing the due date can attract a penalty of 2% per month on the outstanding amount. The good news is that you can now check and pay your tax from home without visiting a GHMC office. This guide walks you through the official online process, payment methods, and what to do if you face issues.
What you need before you start
- Your property tax assessment number (also called property ID or PTIN). This is a 10-digit number printed on your previous tax receipt or property documents.
- The owner’s name as registered with GHMC.
- A valid email ID and mobile number for OTP verification.
- A payment method: debit/credit card, net banking, UPI, or e-wallet.
If you have lost your assessment number, you can find it using the GHMC property search tool on the portal.
Step 1: Visit the official GHMC property tax portal
Open your browser and go to the dedicated GHMC property tax website: https://ptax.ghmc.gov.in. Do not use any third-party websites that ask for extra fees. The official portal is managed by GHMC and does not charge any service fee.
Step 2: Search for your property
On the homepage, you will see a search box titled “Pay Property Tax”. Enter your assessment number or your property address. Click “Search”. The system will display your property details – owner name, address, zone, and current tax dues.
Check that the details are correct. If the owner name or address is wrong, you will need to file a correction request at your local GHMC zonal office before proceeding.
Step 3: Select the year and amount
You can pay tax for the current financial year or previous years (if any arrears). Select the financial year from the dropdown. The portal will show the total amount due, including any late payment penalty. If you want to pay only the current year, confirm that the arrears column is zero.
Step 4: Choose your payment method and pay
After clicking “Proceed to Pay”, you will see a list of payment options. The table below summarises the accepted methods:
| Payment Method | Convenience Fee | Processing Time | Notes |
|---|---|---|---|
| Credit Card | 75% of amount | Instant | Visa, Mastercard, RuPay accepted |
| Debit Card | ₹10 flat fee | Instant | Works for most Indian banks |
| Net Banking | Free | Instant | Supported by all major banks |
| UPI (GPay, PhonePe, Paytm) | Free | Instant | Limit up to ₹1 lakh per transaction |
| E-Wallet (Paytm, Freecharge) | Free | Instant | Check wallet balance before paying |
Choose the method that works best for you. Enter your card or UPI details and complete the payment. You will receive a confirmation message on screen and via SMS/email.
Step 5: Download and save your receipt
Immediately after payment, the portal will show a “Payment Successful” page with a transaction ID. Click “Download Receipt” to save a PDF. Keep this receipt for your records – it is proof of payment in case of any dispute. You can also log in later to download the receipt from the “View Payment History” section.
What if the portal is not working?
Sometimes the GHMC portal may be slow or under maintenance, especially during the last week of the quarter. In that case:
- Try again after a few hours, preferably between 10 AM and 4 PM on weekdays.
- Use the GHMC mobile app (“My GHMC” available on Android and iOS) to pay.
- Visit your nearest GHMC zonal office or citizen service centre (CSC) with your assessment number and cash/cheque. The staff will issue a counter receipt.
Important points to remember
- The due date for property tax is usually 30th June of every financial year. However, GHMC sometimes extends the date with a small discount for early payment. Watch official announcements on the GHMC website or local newspapers.
- If you have sold the property, ensure the tax is transferred to the new owner’s name. Until then, the previous owner remains liable.
- Rented properties: The tax is the owner’s responsibility, but the tenant can verify that it is paid before signing the lease.
- For apartments with a common area, the builder or association may pay the tax collectively. Check with your association before paying individually.
Next steps
If you are unsure about your assessment number, call the GHMC helpline at 040-21111111 or visit the property tax section of the GHMC website to search by address. Always use the official portal ptax.ghmc.gov.in to avoid fraudulent sites. If you notice a discrepancy in the tax amount, note the assessment number and contact your zonal commissioner’s office – do not pay an incorrect amount online.
