Every property owner in Hyderabad under the Greater Hyderabad Municipal Corporation (GHMC) area must pay annual property tax. The official GHMC portal (propertytax.ghmc.gov.in) is the only authorised online channel. This guide explains how to check dues, make payments, and handle common problems without visiting a zonal office. Unlike third-party summary sites, this article provides exact steps, fee details, and real troubleshooting based on the current portal interface.

What You Need Before Starting

Keep these details ready before you open the portal:
– Property Tax Assessment Number (PTIN) – a nine-digit number printed on previous tax receipts. If you do not have it, use the old assessment number (for properties assessed before the PTIN system).
– Owner’s full name and property address – required when searching without an assessment number.
– Registered mobile number and email ID – GHMC sends OTPs to the contact linked to the property record.
– Payment method – internet banking, debit/credit card, UPI (Google Pay, PhonePe, Paytm, BHIM), or NEFT/RTGS.

If you are a new owner or have not updated your contact with GHMC, visit a citizen service centre first to register your details. Otherwise the OTP step will fail.

Step 1 – Visit the Official GHMC Property Tax Portal

Open your browser and go to https://propertytax.ghmc.gov.in. Do not use any other domain. The site may be slow during peak hours (early April and late March) – try between 10 AM and 12 PM or after 3 PM for faster loading. The portal works best on Google Chrome or Mozilla Firefox with JavaScript enabled.

Step 2 – Choose a Search Method

On the homepage you will see two tabs for searching. The portal also offers a third option if you do not have a number.

After the search, the portal displays a list of properties. Select yours and verify the owner name, address, and tax year before proceeding. If multiple properties appear, note that each has a separate PTIN.

Step 3 – View Your Tax Details and Due Amount

After selecting your property, you will see a summary screen showing:
– Financial year (e.g., 2024-2025)
– Basic tax amount
– Library cess (a small additional levy)
– Total outstanding including any arrears or penalties
– Status (paid / unpaid for each year)

Cross-check the total with last year’s bill. If the amount is higher than expected, check the penalty section – late payment attracts 2% interest per month. If you believe there is an error, click “Raise Dispute” (if enabled) or note the discrepancy and contact your zonal office. Do not pay an incorrect amount online; instead, visit the office with supporting documents.

Step 4 – Make the Payment

Click “Pay Online” to enter the GHMC payment gateway. The following payment methods are available, each with different convenience fees:

UPI is the fastest and cheapest option. Enter your UPI ID, approve the request in your UPI app, and wait for the confirmation screen. Do not close the browser until the receipt appears.

Step 5 – Download the Receipt

After successful payment, the portal generates a digital receipt in PDF format. Download it immediately and check that it contains:
– Transaction ID (a 12-digit reference number)
– PTIN and property address
– Amount paid and date
– Payment method used

Save the receipt in a safe location (cloud storage or email copy). It is your proof of payment for that financial year. If the receipt does not appear after 15 minutes, refresh the page and check “View Receipt” under the property details. If still missing, contact GHMC helpdesk.

Common Issues and How to Avoid Them

Wrong assessment number – Double-check the PTIN or old number. A single digit error may show someone else’s property. Use the owner name search as a fallback.

Payment failure but amount deducted – Do not pay again. Wait 15 minutes and refresh the portal. If the receipt does not appear, call GHMC e-Seva at 040-21111111 or email [email protected] with your transaction reference from the bank. They will verify and issue the receipt.

No record found – Your property may not be migrated to the new system. Visit your zonal office with a copy of the sale deed, previous tax receipts, and a recent property tax notice. The staff will update the record and assign a PTIN. Online payment is not possible until the migration is complete.

Portal not loading – The site is generally available 24×7 except for scheduled maintenance (usually midnight to 2 AM on some days). Try after an hour or use a different browser. Clearing cache may help.

What to Do If You Cannot Pay Online

If the online portal fails repeatedly, you can pay at any GHMC zonal office. Acceptable methods: cash (up to ₹20,000), demand draft, or card. Carry the latest tax notice, a photocopy of the property document, and identity proof. Online payment is strongly recommended to avoid queues and to get an instant receipt, but the offline option remains for emergencies.

Important Notes

Property tax is due by 31 March each year. Late payment adds 2% interest per month on the outstanding amount. For example, a ₹10,000 tax paid two months late will incur ₹400 extra (2% + 2%).

The GHMC portal does not send payment reminders. Set a calendar alert for February each year.

Always use the official website. Do not share your payment credentials or OTP with anyone. GHMC never calls to ask for payment details.

After paying, verify the receipt by checking the transaction ID on the portal’s “Verify Receipt” section (available under the Services menu). This confirms the receipt is genuine.
